A rapidly expanding workforce housing community that supports data center construction in the Woodlands area is set to grow again, fueled by the rapid development of artificial intelligence infrastructure throughout Texas.
Target Hospitality Corp. revealed on February 24 that it plans to implement a second expansion of 400 beds to its specialized data center workforce community, thereby raising the total capacity to approximately 1,050 beds. The company announced that the site has the potential to accommodate up to 1,500 employees in the future.
The recent expansion comes on the heels of a previous 250-bed phase, marking an approximate 320% increase from the project's initial buildout, as reported by the company.
Executives have indicated that the growth is due to increasing demand for AI-driven data center projects, which require substantial temporary workforces during the construction and initial operational phases. Target Hospitality has established itself as a provider of comprehensive lodging solutions, offering a range of services including food provision, housekeeping, security, logistics, and recreational facilities tailored for industrial clients.
The upcoming expansion is projected to generate approximately $49 million in guaranteed minimum revenue over its initial two-year period, commencing in June 2026 and concluding in May 2028. The agreement features four one-year extension options, potentially prolonging services until May 2032.
The latest phase has pushed the total committed minimum revenue associated with the community to over $130 million, significantly surpassing the initial contract value of $43 million, according to the company's announcement.
Construction has officially commenced. Target Hospitality has announced plans to invest an estimated $15 million to $18 million in net capital, with project completion expected by June 2026.
Company leaders announced that expanding the community will enhance operational efficiency within its vertically integrated model, potentially bolstering margins as capacity grows.
In a recent statement, President and CEO Brad Archer highlighted the significance of Target's swift response to customer demand, emphasizing the strength of the Hyper/Scale brand and the efficiency of its speed-to-market execution across the data center value chain.
Archer stated that the company's scalable communities are in sync with the rapid development timelines, emphasizing that they are "well-positioned to accelerate our next phase of strategic growth."
The expansion underscores significant economic transformations in Texas, as the development of data centers linked to AI applications continues to grow. This trend coincides with an increasing demand for power generation and infrastructure designed to support advanced computing operations.
