Developers are accelerating growth in New Caney with thousands of new homes, a planned healthcare district, and expanded retail projects. The developments signal strong demand for housing and services in the northeast Houston suburb.

Developers expand housing, retail in fast-growing suburb

New Caney is undergoing a significant transformation as developers initiate large-scale housing expansions and introduce a new health-focused district to address rising demand in the rapidly growing northeast Houston suburb.

Two expansive master-planned communities, Valley Ranch and the Trails, are significantly contributing to Montgomery County's growth by introducing thousands of new homes, retail centers, and healthcare services.

In a significant development at Valley Ranch, a sprawling 1,400-acre site located near the Grand Parkway and Interstate 69, the Signorelli Company has officially commenced construction on the Azalea District. This ambitious 328-acre mixed-use project is expected to be a cornerstone for future growth in the area.

The district is set to unveil plans for a 125-acre health and wellness hub that may include clinics, urgent care centers, and other healthcare providers. “Given the anticipated population growth in the region, there exists a significant opportunity to establish a comprehensive health and wellness destination,” stated Greg Wattson, senior vice president at Signorelli.

The Azalea District is set to feature approximately 100,000 square feet of restaurant and retail space, alongside a residential area spanning 203 acres comprising 359 homes. Home sales are anticipated to commence this summer, with prices starting in the $300,000s. The available floor plans range from 1,600 to 3,200 square feet. The development will feature a pool, a playground, and a comprehensive trail system for residents to enjoy.

In Valley Ranch, Signorelli is set to commence construction this summer of a new 188-acre retail center, to be named Marketplace. The East Montgomery County Improvement District is set to unveil a new convention center in the region.

According to the developer, Valley Ranch is projected to accommodate approximately 8,700 residents upon its completion in the forthcoming years.

The Trails development is currently undergoing expansion in the vicinity. The 1,373-acre community, situated east of Valley Ranch near the Grand Parkway and Plum Grove Road, is set to enter its second phase, featuring hundreds of new homes and a variety of outdoor-focused amenities.

Austin-based Castle Hill Partners has announced plans to construct approximately 2,000 homes in the Trails area, complemented by the preservation of 600 acres of wooded land designated for recreational use. “The area’s proximity to the Grand Parkway and the Lake Houston Wilderness Park was a significant factor in our decision,” stated Tiffany McMillan, vice president at the firm.

The second phase of the development features 344 homes, with prices starting in the upper $200,000s and reaching into the upper $500,000s. These residences range in size from 1,400 to 3,900 square feet. A 5-acre amenity campus, which will include a clubhouse, pools, and event spaces, is currently under construction and is anticipated to open later this year.

Retail growth is currently rising. Fidelis Realty Partners has secured a 33-acre site within the Trails for the development of a new shopping center, with construction anticipated to commence in late 2026.
